CMHC MLI Select and incentives
CMHC MLI Select rewards rental projects that perform better than code with better mortgage insurance terms. We model the building, show the energy and emissions savings CMHC needs to see, and help you claim the utility incentives that go with them.

What it is and why it matters
MLI Select is CMHC’s points-based mortgage loan insurance product for multi-unit rental housing. Points are earned for affordability, accessibility and energy efficiency, and more points unlock better terms such as lower premiums and longer amortization.
For energy efficiency, a new building qualifies by showing, through an energy model, that it uses less energy and emits fewer greenhouse gases than the reference building defined by the national energy code. The bigger the reduction, the higher the tier.
Other programs follow the same logic. The Apartment Construction Loan Program (ACLP) and the Affordable Housing Fund have energy requirements, and utility programs such as Enbridge Savings by Design and Save on Energy pay incentives for verified savings.
Our approach
We test the design early and show which energy level is realistic and what it takes to reach it.
A full energy model of the proposed design against the code reference building, in the format CMHC accepts.
We write the energy report and answer the lender’s and CMHC’s questions until the file is approved.
Where the design qualifies, we line up utility and government incentives alongside the CMHC application.
