ASHRAE Level 2 Portfolio Audit
ASHRAE Level 2 audits across a commercial portfolio. All nine ARGO buildings share similar uses and systems: rooftop gas-fired DX units and gas-fired domestic hot water, mostly tenant-managed, with envelope and lighting retrofits partly complete and manual thermostats in most units. We recommended immediate low-cost measures with paybacks of three years or less: smart and programmable thermostats, plug-load management and awareness, and the remaining LED upgrades, all scalable across the portfolio. If every measure is implemented, the portfolio could cut greenhouse gas emissions by about 50% on average and save more than 1.7 million ekWh.
865 York Mills Rd and 550 Queen St E (Liberty Development and Online Property Management): at 865 York Mills the indoor parking is heated to a constant 22°C when it only needs protection from pipe freezing, so a lower setpoint with humidity control would cut energy use. At 550 Queen St E we found an ageing boiler due for replacement, air balancing never redone after tenant layout changes, vacant suites still fully conditioned, VAV boxes needing assessment, and thermostats without scheduling or setback.
